Theo is a standalone technology platform designed to provide mortgage monitoring, data insights, and general market intelligence.

Theo is an independent platform and is not a mortgage brokerage, lender, or regulated advice service. Theo is not a product or service of Verifi Mortgages Ltd.

Theo does not provide regulated activities and is not authorised or regulated by the Financial Conduct Authority.

Where users require regulated mortgage advice, this is provided separately by Verifi Mortgages Ltd, an authorised and regulated firm under the Financial Conduct Authority.

Theo does not provide services on behalf of Verifi Mortgages Ltd and operates independently at all times.

Use of Theo does not create an adviser-client relationship.

2. Eligibility

You must:

Be at least 18 years old
Be resident in the United Kingdom
Use Theo for personal, non-commercial purposes

3. Regulatory Position

Theo is a technology platform only.

Theo does not:

Provide regulated mortgage advice
Recommend mortgage products
Assess suitability
Act as a broker or intermediary
Arrange, advise on, or assist in the execution of mortgage contracts

Nothing within Theo constitutes regulated mortgage advice under the Financial Services and Markets Act 2000.

Any regulated mortgage advice is provided separately by Verifi Mortgages Ltd only where a formal advice process has been undertaken.

Theo does not:

• Are based on market indicators which may change at any time

10. Alerts & Notifications

Alerts are generated automatically based on:

11. Subscriptions & Billing

Premium features may require a subscription.

Subscriptions may be processed via:

Apple App Store
Google Play Store
Stripe or other payment providers
